Job Description:
The Company is currently seeking an Area Sales Manager to work
with the Director of Sales to define and achieve sales and closing
goals through marketing and business development activities and
hiring and managing a Sales Team.

General Responsibilities:
Manage divisional marketing, advertising, and promotional efforts
in compliance with corporate direction and approved budget;
monitor, review, and report on marketing plans and projects to
management
Directly manage On-site and Online Sales Counselors
Ensure sufficient and high performance staffing of Sales Team;
recruit and hire as needed
Review and verify CMAs monthly
Build brand awareness with realtors, businesses, major employers,
relocation companies and other potential affiliates in the area to
establish a grassroots marketing system
Create and manage partnerships with competitor marketing teams to
effectively joint-market communities; manage new community/model
set up
Oversee MLS activities, ensure all inventory is listed in MLS at
the stage requested by the division and monitor all listings for
accuracy and presentations
On-board and train new hires; conduct sales office orientations
Provide on-going training through site visits and team meetings
Assist sales team acting as first point of contact for questions
and issues; elevate when required
Analyze current market conditions, customer research, and
competitor information to increase market capture and placement for
existing and new communities
Coordinate all division marketing, advertising and promotional
efforts; collaborate with sales team to ensure effectiveness of
marketing efforts; oversee web and FLS presence for the
division
Coordinate with corporate marketing department to create innovative
advertising, promotions, signage, public relations activities, and
other marketing initiatives to promote sales
Inform corporate marketing department of upcoming marketing
efforts; report marketing successes and missed opportunities after
the event
Monitor and manage the division Sales Teams Lasso CRM performance;
report performance to management as requested
Assist with resolving contract issues and conflicts with realtors
and/or customers at Director of Sales or Division Presidents
request
Intercept leads from websites such as Realtor.com and other
syndicated sites; act as liaison with media and advertising for the
division
Work with Sales Team and preferred lenders to ensure capture rate
goals are achieved
Other duties and projects as assigned
Qualifications:
Experience managing a team of sales professionals
Minimum of one year new home sales experience for a production
homebuilder with proven track record of success
Strong knowledge of sales, management and motivational
techniques
Experience with and understanding of processes of the production
homebuilding industry
Project positive image of the Company in a professional manner with
appropriate tact, habits, appearance, personal integrity,
open-mindedness, and willingness to learn and grow
Outstanding organizational and time management skills
Strong attention to detail
Knowledgeable in the use of Microsoft Office products such as
Outlook, Word and Excel
Able to work with a flexible schedule which may include more than
40 hours per week including weekends as needed
Maintain valid drivers license and proof of state minimum auto
liability insurance
Able to perform essential functions of job with or without a
reasonable accommodation
